What is Conveyancing?
Go Conveyancing manages all the legal aspects of buying & selling property in Queensland
Buying and selling property is at heart, a legal transaction. Essentially, it involves transferring ownership or title of a property from one person or entity to another. At Go Conveyancing, we help you understand your legal obligations, whether as the buyer or seller so that the entire process runs smoothly and settlement occurs on time.
Why do you need our legal conveyancing services?
While you don’t legally require a conveyancer to buy or sell property in Queensland, unless you have a deep understanding of the legal process that’s involved in buying and selling property, it can be a very difficult, time-consuming and stressful process.
As expert conveyancers, we monitor all deadlines and make sure that all paperwork is completed on time. We protect your interests at all times during the buying or selling process. However, if any problems arise during the pre-settlement period, we work with you and act on your behalf during any negotiations with the buyer or seller.
For example, do you know what to do if the boundaries of the property are incorrect, if the property inspection identifies structural issues or if the pergola doesn’t have the required council permit?
Our legal conveyancing services for buyers & sellers
Our legal conveyancing services for buyers and sellers include but are not limited to the following.
Searches
We check for easements, covenants and caveats on the property. We also perform title searches to confirm the legal owner of the property and other searches to identify any risks of floods or bushfires. We also search local council databases for any future development plans that may affect the value of the property.
Adjustments & payments
Depending on whether you’re the buyer or seller, we ensure that all debts related to the property are paid in full on settlement. We also ensure that council rates are adjusted and stamp duty is calculated correctly and paid in full.
Contract of sale
For sellers, we prepare the contract of sale and for buyers, we review the contract to ensure that it’s free of errors and that all conditions are acceptable.
Settlement
We organise and manage the settlement of the property, representing your interests and ensuring that payment is paid on time to the seller.
