Selling a Property in QLD

Go Conveyancing manages all the legal aspects of selling property, so you experience a hassle-free sale

Selling a property can be as complex as buying a property, so it’s essential that you tick all the legal boxes, otherwise it can become a stressful experience. That’s why the team at Go Conveyancing works hard to ensure a smooth, hassle-free buying experience right up to and including settlement. We manage the entire legal aspect of the sale, including the transfer of ownership at settlement..

Why do sellers need our legal conveyancing services?

One of the most important aspects of selling a home is proving to buyers that you have the legal right to sell the property. That’s one of the vital tasks we perform for sellers – ensuring that they hold a valid title over the property and land that can be transferred to buyers on settlement day.

Essentially, the team at Go Conveyancing looks after your interests during the selling process, ensuring that you fully understand all your obligations and rights under the contract. For example, do you know what to do if the buyer decides to pull out of the contract due to a failed property inspection report? What if your property’s boundaries are incorrect?

Our legal conveyancing services for sellers

Our legal conveyancing services for sellers include but are not limited to the following.

Contract of sale

We prepare the contract of sale and include any special conditions that need to be completed before the sale can be finalised. If the buyers require specific conditions, we explain and discuss these conditions, as well as approve, decline or adjust these conditions on your behalf. We also ensure that the buyers have met these conditions on the dates outlined in the contract.

Discharge mortgage

If you have an outstanding mortgage on the property, we liaise with your bank or financial provider to ensure that the mortgage is discharged once payment has been received from the buyer.

Organise settlement

We arrange the date and time of settlement and represent your interests at settlement.

We contact the buyer’s solicitor or legal conveyancing team to ensure that all obligations and conditions are met so that settlement can proceed as planned.

Title & searches

We perform all the legal title and planning searches that confirm you’re the legal owners of the property with the right to sell. We also perform any other searches that are required.

Council checks

We ensure that your property complies with all council building regulations and that the boundaries are accurately represented.
